NEXSTAY RENTAL · HOW IT WORKS
A clear path to professional management.
From the first conversation to everyday operations, understand what happens next, what we need from you, and how your property moves into Nexstay management in Vancouver or Los Angeles.
Management Fees- 01
Start with a conversation
Tell us about your property, your experience with hosting, and what you want from a management partner. We discuss your goals, preferred level of involvement, and any existing reservations or arrangements that a transition must respect.
Your part
Share the city or neighbourhood, property type, bedroom count, and your main priorities. An existing listing link is useful if you already host.
What we put in place
A shared understanding of your goals and the information needed for a property review.
- 02
Review the property and agree the plan
We review the space, presentation, available operating history, and local demand. We also discuss operating eligibility and any property or building restrictions before recommending a management approach. The service scope, revenue-share rate, deductible costs, and reporting arrangements are documented before we start.
Your part
Provide relevant property information, permissions and operating records. Review the proposed scope and commercial terms.
What we put in place
A property-specific operating plan, a readiness checklist, and an agreed management scope.
- 03
Coordinate a careful handover
We organise authorised platform access, booking calendars, guest communications, property access, supplies, and cleaning and maintenance contacts. For an active listing, the handover plan accounts for current guests and future bookings so responsibilities are clear throughout the transition.
Your part
Arrange the agreed access permissions and share house rules, inventory, vendor details, existing commitments, and maintenance information.
What we put in place
A handover checklist with named responsibilities, access arrangements, and continuity for upcoming stays.
- 04
Prepare the listing and go live
We align listing content, pricing, calendar settings, stay requirements, check-in information, and service workflows with the agreed plan. Property readiness and operational details are checked before a new listing launches or management of an existing listing changes hands.
Your part
Confirm listing facts, personal-use dates, agreed spending limits, and any items requiring your approval.
What we put in place
A coordinated launch or management transition, with the property and guest journey ready for operation.
- 05
Manage, report, and refine
Nexstay coordinates guest communication, revenue strategy, channel operations, turnovers, and maintenance follow-through within the agreed scope. We review booking patterns, guest feedback, and property condition, then use those findings to guide operating decisions.
Your part
Stay informed through owner updates and approve decisions that fall outside the agreed authority or spending limits.
What we put in place
Clear operating updates and financial reporting that separates income, agreed costs, the revenue-share calculation, and owner proceeds.
BEFORE WE SPEAK
A useful first conversation starts here.
A complete file is not needed to make an enquiry. Start with what you have, and we will identify what is needed for the next stage.
- Property location, type, and bedroom count
- Existing listing link and recent operating history, if available
- Your goals, planned personal use, and preferred timing
- Current reservations, permissions, and known property restrictions
Questions owners ask.
Can you take over a property that is already operating?
Yes. We review the existing listing, reservations, guest communications, access arrangements, and service providers, then agree a handover plan around those commitments.
How long does onboarding take?
Timing depends on property readiness, access, permissions, listing assets, and existing bookings. We agree the sequence and target dates after reviewing the property rather than promising a fixed launch time before that review.
How will I know what is happening?
The management plan defines reporting and communication arrangements. Owner updates cover operating activity, property issues, financial results, and decisions that need your approval.
