NEXSTAY RENTAL · MANAGEMENT FEES

Revenue share. Clear terms. Shared purpose.

Our management fee is an agreed share of income after platform fees and other agreed costs have been deducted. There is no onboarding fee. The basis of the calculation and the cost treatment are set out clearly before management begins.

How It Works

OUR FEE MODEL

A share of the agreed net income.

We use a Revenue Share model for short-term rental management in Vancouver and Los Angeles. The share rate is tailored to the property and management scope, rather than published as a single percentage for every owner.

No onboarding fee

Nexstay does not charge an onboarding fee. Any property preparation or third-party work is identified and agreed separately.

How the calculation works

  1. Income

Income received for the reporting period, as defined in the management agreement.

  2. Less agreed costs

Platform fees and the other costs agreed for deduction before the split.

  3. Income available to share

The remaining amount forms the basis for the revenue-share calculation.

  4. The agreed split

Nexstay’s fee is the agreed percentage of that amount. The owner receives the remaining share.

This calculation describes the management fee. It is not a forecast or guarantee of rental income.

OUR SERVICES

What the management scope covers

The proposal sets out which services Nexstay will manage for your property. The operational scope can include:

01

Revenue strategy

Pricing reviews, booking pace, stay requirements, and availability strategy.

02

Listing & channel operations

Listing presentation, calendar coordination, and channel information.

03

Guest communication

Enquiries, check-in instructions, in-stay support, and departure communication.

04

Turnover coordination

Cleaning schedules, replenishment coordination, and readiness checks.

05

Property care

Issue tracking, maintenance coordination, and follow-through within agreed approval limits.

06

Owner reporting

Operating updates, income and expense breakdowns, and a clear revenue-share calculation.

Agree the cost treatment before the first stay.

Managing a service and paying for that service are separate parts of the agreement. We identify the deductible cost categories, how each is calculated, and when owner approval is needed. Costs are not treated as deductible simply because they appear on this page.

TRANSPARENT PARTNERSHIP

A statement you can follow.

Financial reporting shows the income received, itemised platform fees and agreed costs, the resulting income available to share, Nexstay’s management fee, and the owner’s share. The reporting period and any adjustments are identified so the calculation can be understood and checked.

OWNER SERVICES · DIRECT BOOKING

Your brand. A more direct guest relationship.

We bring a branded booking entry point into your channel strategy, helping returning guests and new audiences find their way to your property with less reliance on online travel agencies (OTAs).

Build direct demand

A recognisable brand and a clear booking path support repeat visits and direct enquiries. Direct bookings can diversify your channel mix; results depend on demand and the agreed operating plan.

Keep operations connected

Guesty provides the booking portal and the operational foundation for managing inventory, availability, and reservations alongside connected OTA channels. This website sends guests directly to that portal.

Available today: direct access to the Guesty booking portal.

AGENT CONNECT

Future integration

AI-powered direct booking connections

Agent-to-Agent (A2A) is a future integration direction: a traveller’s AI assistant could exchange structured property information with a property-side agent, helping match guests to suitable stays and creating another potential acquisition channel.

Available today: direct access to the Guesty booking portal. A2A is not live: this website has no agent endpoints or automated agent-to-agent booking or payment integration.

Questions owners ask.

Is the fee a percentage of gross booking revenue?

The share is calculated after platform fees and other agreed costs have been deducted. The agreement defines the included income and deductible costs so the calculation is clear.

Do you charge an onboarding fee?

No. Nexstay does not charge an onboarding fee. Property preparation and third-party costs, if required, are separately identified and agreed.

What revenue-share percentage do you charge?

We confirm the percentage after reviewing the property and service requirements. Your proposal states the rate, calculation basis, cost treatment, and reporting arrangements before management begins.

Are cleaning and maintenance included in the management fee?

Coordination can form part of the management scope. The actual cost of cleaning, laundry, supplies, repairs, or third-party work is specified separately, including whether and how it is deducted before revenue is shared.
